do i need high value home insurance?

Most home insurance policies come with claim limits that suit the average household. But if you own a high-value property or have more contents than typical, you may need your policy tailored to ensure you’re properly protected.

With Homeprotect, you can get a standard quote online and then speak to our team to discuss a tailored solution. We may be able to increase your rebuild cover or contents limits based on your circumstances. It should be understood though that our product is not a High-Net-Worth (HNW) product.

high value buildings insurance

A standard Homeprotect policy provides up to £1 million of buildings cover. This is usually sufficient for the average home, but if your rebuild cost is higher — or if you have expensive outbuildings or unique construction features — we may be able to offer more.

We can cover properties with rebuild costs up to £2.5 million, subject to underwriting review. To get started, generate a quote online and ask for it to be referred to our underwriters.

The quickest way to get the tailored high value home insurance quote you need is to create a standard quote online, via this website, then call us and ask for the quote to be reviewed and tailored by our underwriting team.

Calculating your rebuild cost

The BCIS calculator provides an estimate of the cost of rebuilding common property types within the UK. The estimates are based on examples of properties with different criteria, using standard building methods, but the rebuild costs of similar properties can still vary.

The calculator is built into our online quote journey. Start a quote now – it’s completely free and only takes 10 minutes on average to get your quote.

Please note that BCIS state that their calculator is not applicable in the following situations:

  • If your property is not a house, flat, or bungalow
  • If your property’s external walls are built using something other than brick, stone, or a combination of brick and timber
  • If your property has a thatched roof
  • If your property was built pre-1720
  • If any part of your property is listed

high value contents insurance

If you have above-average belongings, you may need to increase your contents cover beyond our standard limits.

  • Contents sum insured: We can provide up to £500,000, subject to eligibility.
  • High risk items: Standard cover includes up to £5,000 for items such as jewellery, watches, works of art and collectibles, which are individually worth less than £1,500. Higher limits are available via underwriter review.
  • Items in outbuildings: As standard, we cover up to £2,000 for contents in outbuildings. This can be increased up to £50,000 if required.
  • Items in the open: Standard cover provides up to £5,000 (with a £1,500 item limit) for possessions in the garden or outdoor areas. Higher limits may be available on request.

Please note: For matched sets (e.g. sofas, dining chairs), we pay full value for damaged items, but only contribute 50% towards undamaged matching items.

What’s covered by high value BUILDINGS & contents insurance?

Home insurance provides financial protection if you need to repair your home or replace your belongings after they’ve been stolen, damaged or destroyed.

It comes in two parts: buildings insurance (cover against damage to the property itself) and contents insurance (for damaged or stolen items within the home). These can be combined or bought separately, so the first step is deciding which option is better for you. Please note, this is not a High Net Worth insurance policy as standard, although we can, subject to review and individual circumstances, tailor the cover to satisfy the needs of customers with high value property and high value contents.

What we offer

Emergency help when you need it most

If you have a home emergency — such as a power outage, uncontrollable leak or a broken lock — our 24/7 Home Emergency cover is included as standard.

  • We aim to get an engineer to you within four hours
  • For serious water leaks, we’ll try to have a plumber with you in two hours

Response times may vary during extreme weather. Policy terms and claim limits apply.

Repair guarantee

We guarantee any buildings work we arrange after a claim for two years. Contents repairs are guaranteed for one year.

New for old

Where we replace a damaged or stolen item, we’ll do our best to match the original — on a ‘new for old’ basis. If that’s not possible, we’ll offer a suitable alternative or a full cash settlement.

Family Legal Protection is included as standard. You’ll have access to expert telephone legal advice on personal matters under the laws of the UK and most of Europe.

What isn’t covered?

There are some things we can’t cover, including:

Gradual damage, wear and tear, or issues you knew about but didn’t fix

Faulty design, construction, or workmanship.

Damage caused by poor maintenance or neglect

Damage caused by pets.

Mechanical or electrical breakdown

Keeping your home and belongings in good condition is essential. If damage happens because of neglect or poor maintenance, your claim may be declined, and your policy could be cancelled.
